Inventory
Our inventories are an essential document that provides a clear, detailed record of a property's condition at the start of every tenancy. A well-prepared Inventory/Schedule of Condition thoroughly documents the state of the fixtures, fittings, and overall property, ensuring both landlords and tenants have a reliable reference throughout the tenancy. While tenant presence during the Check-Out is not required, it can be arranged upon request. Reliable Service for High-Volume Needs Claymore Inventories understands the ebb and flow of the market. What’s Included in Our Reports: High-resolution, detailed photography Full inventory of fixtures, fittings, and contents Thorough descriptions of condition Documentation of any damage or wear Accurate meter readings A comprehensive property condition overview Report Finalization: Once the inspection is completed, the report is converted into a PDF, which is then sent to our clients within 24 hours via Claymore Inventories.
Check out
Our Check-Out reports offers a detailed record of the property’s condition at the conclusion of the tenancy. This report highlights any changes, damages, or wear-and-tear that occurred during the tenancy. While tenant presence is not required for the Check-Out, it can be arranged upon request. Our team will refer to the original inventory, any tenant amendments, and other relevant information to compile the final report. Deductions and Responsibilities Claymore Inventories does not make financial decisions regarding deductions. Only the Letting Agent or Landlord, who has the full property history, can determine appropriate deductions based on factors like depreciation or fair wear and tear. The Check-Out Report Includes: Record of any changes to the property Suggested allocation of responsibility for damages or alterations Meter readings Comprehensive photographic documentation A list of keys returned Report Finalization: Upon completion of the inspection, the report is converted to PDF format and delivered electronically to clients within 24 hours via Claymore Inventories. When possible, we will provide recommendations for the allocation of responsibility regarding any changes to the property. These recommendations are based on the current property condition, the original inventory, the check-in report, any tenant amendments, and other supporting documents. However, the final decision regarding responsibility rests with the Managing Agent or Landlord, as they hold the full property history.
Periodic inspections
Our property inspections are a scheduled visit to assess the overall condition and maintenance of a property. This service is ideal for large portfolio landlords or property agents managing high volumes (typically 100+ inspections). Claymore Inventories offers professional support to ensure regular, thorough assessments are completed efficiently. Services included: Evaluation of upkeep and care of the property Compliance with lease terms (e.g., smoking, sub-letting, etc.) Identification of any significant damage or issues Room-by-room photographic overview Any relevant tenant comments or concerns Report Completion: Once the inspection is completed, the final report is sent to the client via PDF which is then sent electronically to our clients within 24 hours via Claymore Inventories. Inspection Details: Inspections are typically carried out using a passkey, with the visit pre-arranged by the letting agent through letter or email to the tenants.
